Scale of Fees

At Highgate Homes, we believe in being transparent with our fees. That’s why we list every fee we charge on this page. While we do offer discounts for customers with multiple properties, all potential customers can rest assured that they will not pay more than what is listed on this page.

Tenant Fees

Holding Deposit (per tenancy): One week’s rent.

This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy): Five weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s)

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant’s Request):
£50 (inc. VAT) per agreed variation

To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request):
£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Evict protection: Full legal cover in the unlikely event that your tenant stops paying the rent within the first 12 months. This includes court, bailiffs and legal costs. This service is ideally suited to Let Only clients, however we can offer it to management clients if required.

Full Management

Rent Protection: £200

Rent Protection: In the unlikely event that your tenant fails to pay, our rent protection service will continue paying you rent while our insurers pursue eviction at no cost to yourself. You will continue receiving the rent until vacant possession is gained.

Energy Performance Certificates: £25
Gas Safety Certificates: £25
Electrical Installation Condition Reports: £40
Portable Appliance Testing: £25
Maintenance: 10% of contractor’s invoice

Additional fees:

Legionella Risk Asssessments: £25

(Legionella risk assessments are free for management customers)

Smoke alarm installation (labour only): £10
Withdrawal Fee (before tenancy): £150
Mid-Tenancy Withdrawal Fee: 1 month’s rent
Deposit dispute fee: 10% of claimed deposit

Optional Fees

Additional Property Visits: £25

If you request a visit to the property outside the scope of the existing Terms of Business

Serving Notice: £100

If we need to serve a notice on a tenant who is not in breach of their tenancy agreement. There is no charge if we are requried to serve notice to a tenant who is in breach of their tenancy agreement.

Court Submission and Attendance Fees: £150

If you need us to prepare evidentiary bundles and attend court after serving notice above. There is no charge if we are required to attend court because the tenant is in breach of their tenancy agreement.

Same-Day Payment Fees: £25

For rent protection customers who request that the rent is transferred on a specific day each month.
