Say goodbye to dingy, washed out property photos. First impressions are critical, so we endeavour to present your property at its best. Our photos are taken with a high-end camera and our staff includes a professional photographer. Every photo is retouched to present the best impression.

Comprehensive property particulars

Unlike other agencies, we don’t treat rental listings like an afterthought. We don’t just want to attract a good tenant to your property, we want to attract the best tenant. This requires us to create listings which are distinctive enough to stand out, with enough detail to draw applicants in. To that end, you can expect detailed floorplans, room-by-room descriptions and an overall attention to detail that is usually reserved for sales properties. Because we care.

Reaching the widest audience

We won’t just put your property on a portal and call it a day – we’ll strive to put your property in front of as many people as possible. In today’s fast-paced, increasingly connected world, we recognise the importance of advertising your property on social media and on internet search engines. Beyond that, your property will be advertised on at least two prominent locations in Preston. Our offices are located on busy main roads for maximum reach, not tucked away in prestige postcodes.

Careful Tenant Selection

Finding the right tenant is critical for your success as a landlord. The cost of getting it wrong can be debilitating. That’s why we take great care in selecting our tenants. We usually receive multiple applications for each of our properties, allowing our landlords to make informed decisions over who they would like to allow into their properties. While we try to minimise the time our properties spend on the market, our approach is patient. We understand that tenant selection can’t be rushed.

Independent Vetting

Our referencing process is truly independent. We have carefully selected the most rigorous third-party referencing companies to vet our tenants for us and the results of these reference checks are transparently passed onto our landlords for final approval. Our landlords are always firmly in control over the entire process.

However, vetting a tenant isn’t just about what’s on paper. We have decades of experience in sizing people up. This experience has been developed over years of working in the low end of the market, a minefield we are uniquely adept at navigating.

Meticulous Inventories

We believe that we offer the most comprehensive, detailed inventories on the market. Our inventories are fully photographic and captured using specialist software to independently record the timestamp of every picture and comment. The average inventory report that we create contains over 300 pictures documenting every aspect of your property. We are meticulous in our approach and great care is taken to ensure that nothing is missed. In the event of a deposit dispute, we make sure that our landlords have everything they need to succeed.

Our service doesn’t end once the tenant is handed the keys. We accompany them to the property and review the inventory with them. Our inventories are checked and signed by our tenants during check-in. An independent service digitally witnesses this signature to ensure that this process is bulletproof.

We’re also happy to stand by our inventories. While our management customers can of course expect us to handle a deposit dispute for them, we also offer this service to our let only customers for a small charge. This includes the creation and submission of exhaustive evidence to the tenancy deposit scheme. In all the years that we have been operating, we have never lost a deposit dispute.

We continually scan the horizon for any changes in regulations and work swiftly to adjust our procedures accordingly. Watertight, up-to-date tenancy agreements covering you against every conceivable eventuality.

The service of prescribed information
All of our tenants are served with the relevant prescribed information (deposit scheme information, How to Rent, gas certification, etc.) before the tenancy begins. This service is trailed, logged and audited, so you will always have evidence of service in the event of a dispute.

Deposit handling
We will handle and lodge the deposit in accordance with the terms set out by your chosen tenancy deposit scheme.

Legionella Risk Assessments
As part of our inventory, we carry out a free legionella risk assessment to ensure that you remain compliant with Health and Safety Executive form ACOP L8.
